This 62-unit townhome cluster development is located on approximately 4.5 acres of formerly vacant land in Simi Valley, CA. The development is comprised of three floor plan types arranged to create a series of bar and U-shaped buildings with tuck under parking creating a motor court that conceals the garage doors from public view. While a three-story plan is predominantly utilized, two-story plans are placed at strategic building locations creating an inviting scale and rooftop terraces.
The site features a series of resort like open spaces which engage the private ground level patios and create a network of landscaped walkways, paseos and pocket parks leading to a large greenbelt at the southern end, aptly called the “arroyo”, due to its adjacency to the flood control channel.
The project architecture is a contemporary interpretation of the traditional Spanish courtyard buildings found throughout Southern California. Plaster walls with flat roofs are punctuated by pitched barrel tile roofs, wood detailed trellises and balconies with wrought iron details. A complementary combination of neutral, earth tones and white color schemes help to differentiate individual building clusters while maintaining the unifying theme of the project.
