A comprehensive yield study was developed for three lots totaling 11 acres located within the area of the master planned community of Campus Bay in Richmond, California. The Specific Plan documents the long term vision for a 320 acre portion of Richmond Bay, once home to the Kaiser Shipyards and supporting industries. The  Specific Plan articulates a clear vision for the area as distinct, walkable, mixed use neighborhoods with retail, housing and public, natural open spaces.

The study focused on developing that vision for a series of parcels consolidated into three separate lots, each with a distinct focus on housing and building typology, combined providing for over one thousand housing units and approximately 24,000 SF of retail. Lot 1 features an affordable housing five story wrap concept, with ample resident amenities, private open spaces and roof terraces. Lots 2 and 3 were developed as market rate, mixed-use buildings with a range of unit plans; studios, one and two bedrooms that include live/work units and lofts, restaurant and approximately 20,000 Sf of grocery space. The building typologies for those buildings are a five story wrap and six story Podium.  Extensive, resort like residential amenities for the market rate buildings are provided and the roof terraces at all lots were strategically located to capture the amazing views of the San Francisco Bay and City skyline beyond while also interacting with the adjacent community park and streetscapes.  

A modern warehouse vernacular was chosen to further develop the conceptual building massing and articulation studies, focused on the primary public corners to demonstrate the alignment with the Specific Plan long term vision for the community and a nod to the area’s architectural history.
