The Challenge: Design a mixed-use, pedestrian-friendly village with a strong community identity on environmentally sensitive, gently rolling hillsides northeast of San Diego. The plan was to include commercial, office space, a recreational center, town homes and apartments for seniors, workforce and college students.

The Solution: Designing for the topography of the site, NG+P established an impressive entrance to the project with a central boulevard leading to a town center with a 60,000 square foot marketplace, including shops, restaurants and offices. Each neighborhood entrance radiates from a central corridor and a large recreational area create a strong sense of place.

Five complimentary neighborhoods, surround town center, each with a private entry and amenities. The 952 homes include apartments, town homes, student, work force and senior housing.
