This project located on the corner of East Foothill Boulevard and Sierra Madre Villa Avenue is a 4-story wood frame structure over two levels of podium parking. The design of the multi-level parking structure takes full advantage of the natural sloping site. The developments’ leasing/community and fitness facility engage East Foothill Boulevard with direct access thus promoting pedestrian activity at the street level.

Community open space has been provided by incorporating two large central outdoor courtyards. These courtyards provide active and passive zones for residents to gather, relax and socialize such as pool, outdoor cabanas, group seating areas, BBQ and dining areas. The courtyards are positioned toward the south to take full advantage of natural sunlight.

The design provides a seamless visual, as well as, pedestrian connectivity to the adjacent performance theater and historic Stuart Building, along East Foothill Boulevard. Sensitivity to the architecture and the pedestrian experience, as it relates and engages the theater and the historic plaza was a priority. The landscape design fully integrates into the overall theme of the development and is compatible to the surrounding context. A continuation of the pedestrian experience and architectural philosophy joins new with the old, thus creating a seamless transition.
